When you look east from Albuquerque at the highest peak of the Sandia
Mountains, you might never dream there is land of magnificent beauty
that lies behind this great wall of rock. Awaiting you there are greener
pastures and the most amazing views known to New Mexico. Carefully nestled
in this rural countryside is San Pedro Creek Estates, “Forever
Defining the Land of Enchantment.”
By moving just minutes outside of two unique cities (Albuquerque & Santa Fe), you can enjoy unspoiled natural landscapes, fresher air, starry night skies, and abundant wildlife. San Pedro Creek Estates is an eco-development that seeks to maintain a true balance between the natural environment and human-built communities. The land is divided into very large lots (10 acres minimum), each with distinctive characteristics and views; the spectacular open vistas will not be marred by fences or numerous outbuildings. In addition, Campbell Farming Corporation designated 600 acres of the adjacent San Pedro Creek Red-Rock Canyons as a nature preserve for all residents to enjoy. To protect residents as well as wildlife, San Pedro Creek Estates has a set of sensible restrictive covenants, the most important of which are summarized here: Perimeter Fencing: Fencing an entire parcel would look commercialized, and disrupt wildlife habitats and movement corridors. Horses are to be maintained in a corral area not to exceed 10,000 square feet. No chain link fencing. Some area fencing is allowed, but the intent is to maintain as natural- looking an environment as possible. Minimum of 100-foot setback from any property line. In most cases this creates a minimum 200-foot buffer zone between homes. All building and fencing must first be approved by the Architectural Control Committee (ACC). This will help to maintain the visual integrity within the community. Lighting control to minimize light pollution. Residents will be able to enjoy New Mexico’s glittering night skies with minimal to no light pollution. Pets must be on a leash or kept within a fenced area. Pets should not be a nuisance or threat to wildlife or neighbors. Pets can enjoy the many trails found in San Pedro Creek Estates when accompanied by their owners. Color schemes that blend into the natural environment. San Pedro Creek Estates makes every effort to use only colors found within the natural landscape. Integrate homes into the landscape. Structures should strive to enhance the native splendor. No buildings will break the ridgeline on a focal mountain; the natural tree line marks the height of the ridgeline. Preservation of the viewsheds is a critical aspect of our community. Main residence will be a minimum of 1,800 square feet. A guest home is allowed with a separate kitchen (minimum of 900 square feet). A guest home will provide privacy for visitors. All utilities are underground. This will help ensure the open spaces have uninterrupted views. No mobile homes, even during construction. This will not only maintain the integrity of the development, but also help to keep investment values up.
Motor homes, clotheslines, propane tanks, and water storage tanks must be kept out of sight. With such large lots, keeping things orderly should be easy. No on-street parking. San Pedro Creek Estates’ paved roads are maintained for effortless travel, and all vehicles must be kept in proper parking areas on each lot.
The trail system is controlled by the San Pedro Creek Estates Homeowners Association. This trail system is one of a kind, and the Homeowners Association has direct control over the design and containment of trails into the Nature Area. Roads are private. The Homeowners Association, by two-thirds vote, will be able to decide whether to have a gated community or transfer the roads to the county for maintenance. Nature preserve to remain natural. The 600+ acre nature preserve will contain no buildings or artificial items of any kind, to forever preserve this splendid land. Construction guidelines are supervised by the Architectural Control Committee. Home construction must be compatible with Southwest styles, using only colors found in the natural landscape. All major arroyos/drainage ways shall remain in their natural state. Lot owners must avoid interrupting these natural drainage ways for obvious reasons. Natural vegetation shall be left undisturbed except for access to property, clearing of building sites, and establishment of lawns or gardens. Lawns, gardens, and certain landscaping are permitted; however, many residents are happy to leave lawnmowers and rakes behind. |
