1. How do we find the lot lines on a ten-acre lot? Most lots are flagged every 100 feet. The best way to investigate a particular lot or lots is to set up an appointment for a personalized tour with one of our sales associates who is very familiar with each lot's dimensions and layout. 2. Can home sites be further subdivided? No. SPCE is zoned for minimum-sized 10-acre lots. You can, however, build a guesthouse or outbuilding that blends in with the style/color of the main home. The main residence is required to be at least 1800 sq. ft.

3. Once a home site is purchased, is there a time requirement to build? No. However, once construction begins there is a 9-month deadline to complete construction (weather permitting).

4. Can you recommend builders? Yes, there are several excellent builders in the area, some of whom have shown for the Parade of Homes. SPCE's Architectural Control Committee ensures that each home built conforms to design guidelines, maintaining the integrity and property values of the development.

5. What is the average home building cost per square foot in SPCE? Approximately $90-$125 per sq. ft., depending on the builder and desired amenities.

6. What about property taxes? The formula for an approximate calculation is:
(home site price + improvements) x (.33) x (.017) = yearly tax.
For example, (home site $140,000 + home $300,000) x (.33) x (.017) = $2,468.40

7. What is the water situation? Wells reach down to an immense aquifer that lies under the development (and beyond); a four-minute video is available for viewing at our sales office that graphically describes the details of this tremendous aquifer. Having access to your own source of high quality water and not being subject to the volatile water rates of utilities in the Southwest is a lasting benefit of the property.

8. What is the approximate cost of drilling a well? Well drilling/capping generally costs between $2,000-$6,000 (approximately $12 per foot), depending on the topography of the lot which affects the well depth and degree of drilling difficulty through the substrate. Average depth is about 250-300 feet.

9. What is the elevation of SPCE? Approximately 6200-7300 feet above sea level. The topography varies with hills, valleys, and flat meadows at different elevations. SPCE sits on the east flank of the Sandia mountain range that lies due east of Albuquerque, with fantastic views of neighboring mountains.

10. What is the quality of the local schools? The Moriarty School District is considered one of the best in New Mexico. Average SAT score: 21.9 (second only to the Los Alamos School District's 24.0). The student-teacher ratio in the Moriarty High School is 30:1, with a total of 1348 students for the 1999-2000 school year. This high school has a closed campus, an "honors" and "gifted" program, and college recruiters from New Mexico and across the country regularly visit the campus.

11. Where is the nearest fire station? The all-volunteer fire station is located at the end of Via Entrada, a main road through SPCE.

12. Where is the nearest local shopping? How about shopping centers? A medium-sized grocery store, gas station, and post office are about four miles south of SPCE near the intersection of North Hwy.14 and Frost Road. The nearest shopping center (and a multiple-screen movie theater) is at the mouth of Tijeras Canyon, at the east edge of Albuquerque, approximately 15 miles away.

13. Can we have horses on our property? Yes, up to four horses are allowed; however, there is a 10,000 square foot limit on a corral area, and because of this restriction two horses are recommended.

14. What are the homeowners' association dues? Currently $38.00 per month, which basically covers current and future road maintenance, including winter snow plowing.
